What is virtual staging?

Virtual staging has taken the driver’s seat in the technological advancement of home staging.  KLM Studio has stepped into this avenue of home staging and is now offering virtual staging as a new service of our company.  Our virtual staging process allows us to use a variety of current furnishing and décor to create high quality virtually staged photos of vacant homes.  Properly marketing a property that is for sale, or rent, is the smart way to sell a house.

 

VIRTUAL VS. TRADITIONAL

Virtual staging offers a powerful digital marketing tool. About 90% of home buyers start their search online, and most of the potential buyers noted that photographs are the most critical aspect of the home listing.  Makes sense that visually compelling listings will attract the interest of buyers.

Virtual staging is a fraction of the cost than traditional home staging.  Not everyone has the budget to have expensive furnishings and décor in order to sell a house.  The investment of home staging may not apply for mid-range or smaller homes. For only a few hundred dollars, sellers can use virtual staging to create highly realistic photos of every room and at their highest potential.  

Virtual staging will allow the seller to stay in their home during the marketing process. Virtual staging is a great option for sellers if they need to stay in their home while it is on the market.  Although virtual staging does not edit

Real Estate Agents – when marketing a vacant house, virtual staging will lead to increased buyer activity and increased profitability.

For Sale by Owners – a smart homeowner should market a house just like a Realtor and profitable market the property with virtual staging.

Builders/ Investors – increase profitability and virtual stage a home will help turnover the new home inventory at a higher price point.

Property Management Companies – typically landlords almost never stage a rental property because it is cost prohibited.  However, a smart landlord will take professional photos before the first tenant moves in and have them virtually staged.  Those photos can then be used to find the highest quality tenant and reused for future tenants. 

Virtual Staging Packages

 

  • A virtual staging scene is defined as (1) high resolution photo of one virtually staged room view.

  • Virtual staging packages include (1) complimentary round of edits upon receipt of your proofs. Post-delivery edits will incur a rework fee of 50% of the contracted individual scene cost.

  • Orders cancelled after design proofs have been distributed will be subject to a $10 per image cancellation fee.

  • If photography is needed and provided by KLM Studio (site visit), there is an additional $100 fee.
